When Building a New Home

ANSWER - Yes, you can. Please contact one of our sales consultant and they can arrange for you to come in and discuss what you would like in a package.

ANSWER - Once you have designed your home and are happy with the plans. We send you a copy of your contract and specifications to read through. When you have read through this and are ready to sign, it is only a matter of making an appointment to come in and see us to sign. This is also when you will pay your deposit to get soil testing underway and send your plans to council.

ANSWER - Yes. We do allow for them and can obtain quotes for them to be installed for you. If you are interested in a shed or a pool we can get a quote from our suppliers to you before you sign a contract.

ANSWER - A variation is when you choose something outside of our standard inclusion range after you have already signed your contract. We try to ensure we cover every possible conversation about your choices but occasionally when making decisions along the way, you may see something you like that is not what you had expected. For example, if you have signed your contract and when you go to your appointment to choose your front door you may happen to like something outside of our standard range. In this instance you can still tell them that you want the door over our standard range but it will come in under a variation and the extra cost will be payable for the price of installing/using the item outside of the building price. Note that we can not charge you for this or proceed with your selection until you have signed the variation request therefore if you do not sign the variation request we will continue with the standard range at no extra cost to you.

ANSWER - We provide a 12 month maintenance warranty and a 6 year structural warranty with all of our builds. This excludes owner supplied items.

ANSWER - There are no "hidden costs" in our house and land packages.  There can occasionally be unforseeable costs but we can investigate all contingencies before you sign. e.g. Soil report. As well as we make sure you are completely happy with your plan and inclusions before we draw up a FIXED PRICE CONTRACT and Specifications. Once you are happy with everything only then will you sign. Any additional costs to the build itself will only be if you decide to change the plan or inclusions after the contract has been signed.

ANSWER - We can build anywhere between Brisbane and the Sunshine Coast. Basically if you find a block of land that you like we can take a look at it for you and design a package that suits you.

ANSWER - Yes! We can create a house and land package with any one of our plans or work with you on a customised design on any block of your choice.

ANSWER - Yes, you can. Good financial management is all about planning. By having a set target you can achieve your goals faster as well as being able to show finance companies a genuine saving record which is a requirement. The first step in the process would be to talk to our financier and get an idea of where you stand financially and how far away you are from achieving your dream. We know this can be an intimidating process but sitting down with somebody that is geniunely trying to help you with your goals and can give you a clear path is a great place to start.

ANSWER - Yes! You will go through the home loan process with our financier or a financier of your choosing and you will need to provide proof of earnings just as you would for any loan.

ANSWER - Yes, you can. You are in control throughout the whole process. We provide a great financier to help make the process smoother as we can take care of all your contacts but if you prefer to apply for your home loan through a bank or broker of your choice that is fine.

ANSWER - Yes. Whether you are eligible for the First Home Buyers Grant or not you can take advantage of our packages. You will still need to get finance approval for our packages through our financier or your own financier but our packages are for everyone to take advantage of.

ANSWER - No we do not. We put you in touch with a financier that we highly recommend. The financier we refer you to has a comparable interest rates to the banks.

ANSWER - This is a great questions as the answer will depend on your "bad credit". If you have an UNDISCHARGED BANKRUPTCY or have a CLASS 9 DEBT AGREEMENT you will not be eligible for this offer just yet. If you have a default howeverm you may still apply as your elibility will depend on the type of default. We use the exact same finance process as you would for any other mortgage so you will still need to qualify financially in regards to credit history as you would with any other process.
